Reg 153/04 Record of Site Condition (RSC) Compliant Phase One Environmental Site Assessment (ESA): This report is required for certain redevelopments or rezoning, especially if the property use is changing. Our clients most often request this type of report because a municipality has requested it. This report follows stringent criteria as laid out in O.Reg. 153/04 and has very little flexibility which results in a significant increase in time and cost. Because of the additional costs and time associated, it is an impractical choice for most real estate type transactions.

Rushed Report: 7 - 10 business days to completion from date of payment and authorization.

CSA Compliant Phase One Environmental Site Assessment (ESA): This is the most common variety of Phase One undertaken and is typically completed for real estate purposes (buying/selling, refinancing) or due diligence. This selection is a faster and more cost-effective option, while still providing a comprehensive report. This report cannot be used for RSC submission.
